CERTIFICATES FOR SALE – VACANT LOTS February 15, 2011 - Incentive Program
Of the 1,112 lots within Maple Leaf Golf & Country Club, as of February 15, 2011, 1,063 have ownership certificates associated with them. A certificate entitles the owner to an equal share in the ownership of the complete Park and all the assets. A particular certificate bearing a number, for example #371, also entitles the owner to exclusive use of the lot bearing that number. Certificate owners usually own a home on their designated lots. In a small number of cases there might not be a home on the lot at the current time. Homes on certificated lots are considered Real Property instead of a "motor vehicle". The monthly lot fees are much less for certificated lots.
As of February 15, 2011, the Corporation had an inventory of eight (8) non-certificated vacant lots spread throughout the Park. These eight lots are available to buyers through the purchase of the related certificates. Typically a buyer will purchase the certificate for a vacant lot and buy a home to be installed on that lot. This offers the buyer considerable flexibility to choose a home of their choice and fit it up to their desires and needs. The home and ancillaries (driveway, lanai, shed) are subject to prior approval by the Corporation to ensure they meet the rules and guidelines established by the Corporation. The current purchase price of a certificate from the Corporation is $40,000. As mentioned, this amount buys an equal share in the Corporation and the right to a specific lot. Since
Maple Leaf’s annual budget is mostly dependent on the monthly lot
fees, the Corporation is motivated to sell the certificates associated
with these eight vacant lots and commence receiving monthly fees on
them. To help achieve this objective, the Corporation offers a package
of incentives to buyers of the eight lot certificates. The total
base value of the incentive package is $15,000. Within the package there
is flexibility in the variety of items offered to reach the total
incentive package.
Buyers may select from a number of incentive items to reach the total value of the appropriate incentive package. These include: 1) Toward the cost of installing or modifying a driveway 2) Installation/modification of the irrigation system 3) Legal closing costs 4) A golf cart 5) Installation of trees where needed and permitted 6) Other costs associated with the installation of a home, subject to Corporation approval
In addition to the above $15,000 package, buyers of one of the certificates on the eight lots will be offered: * Two one-year memberships to our golf course, a $2,000 value * Two one-year memberships in any Maple Leaf club or program of your choice
